The Costa Calida (Murcia) and the south of the Costa Blanca (Vega Baja) are the most affordable areas. You can find houses 15 mins from the beach starting from €80,000.

What are the risks of very cheap houses (e.g. €50k)?

Beware of illegal properties (built without permission) or structural debts. A €50k house often needs €30k-€40k of renovation. We always check the urban certificate.

Yes, inland (Jumilla, Yecla, Sax). These are character properties to renovate. Be careful to check water and electricity connections, which are not always standard.

For tight budgets ( resale is the only option for a house. New builds start around €220k. Renovated resale properties offer the best value for money.

What are the running costs?

You pay IBI (annual council tax, very low, approx €200-300/year) and 'Comunidad' fees if you are in a complex (for the pool/gardens).

Are there cheap prefab houses?

They exist, but be careful with land: placing a mobile home on rustic land is often restricted. We recommend traditional brick builds for resale value.

In Torrevieja or Orihuela Costa, a 2-bed townhouse (Quad type) sells between €90,000 and €130,000 depending on condition and distance to the sea.
