What is the cadastral value?

It is the official value assigned to a property by the Spanish Land Registry (Catastro). It serves as the basis for calculating certain local taxes, such as property tax (Impuesto sobre Bienes Inmuebles - IBI).

Where and how to get the cadastral value?

  1. Cadastral Record / Cadastral Certificate
    • You can request a cadastral certificate from the Spanish Cadastral Agency (Dirección General del Catastro).
    • This certificate mentions the property's cadastral value, its characteristics, location, etc.
  2. Free Online Consultation
    • The official cadastre website: https://www.sedecatastro.gob.es/
    • On this site, you can search for a property by entering:
      • The exact address (street, number, town)
      • Or the cadastral reference number if you have it
    • The site will then display the cadastral data, including the cadastral value.
  3. Contact the Local Town Hall (Ayuntamiento)
    • The town hall of the municipality where the property is located can also provide this information, especially in local tax offices.
    • They can also give you a copy of the last property tax bill, which shows this value.
  4. Purchase Documents / Notary
    • Often, the cadastral value is indicated in the deed of sale or other notarial documents.
